Data has revealed a striking difference across Watford postcodes with almost £200,000 between the highest and lowest house prices.

With the average Watford home now costing almost £400,000, we have rounded up the cheapest or priciest areas in the town, according to Land Registry figures from February 2023 to last month.

If you’re looking to get your foot on the property ladder, West Watford (WD18) might be a good place to start with average prices coming in at £375,563.

But for those with a bit more cash to splash, the town centre and Cassiobury (WD17) offer the most expensive homes, costing an average of £567,565.

North Watford (WD24) was the second cheapest place to buy at £412,333, while Garston (WD25) and Oxhey/South Oxhey (WD19) were more desirable with the average property costing £488,090 and £503,179 respectively.

Outside of the town, prices rose even higher with Shenley and Radlett (WD7) coming in at an eye-watering £1,151,438 and £792,097 in Rickmansworth (WD3).

It comes after house values rose across Watford by 1.3 per cent in January, bringing the average price to £392,913, which followed a 4.8 per cent fall over the course of the year.
